Selling a luxury home in Egypt is not the same transaction as selling an ordinary one. The buyer pool is smaller, the sale takes longer, and almost everything depends on the first three weeks — because that is when the market decides whether your home is priced correctly.

The short answer

Price it against what has actually sold, not what neighbours are asking. Present it properly before it goes to market, not after. And accept that at the top of the market you are waiting for the right buyer, not any buyer.

Why prime homes sell differently

  • A small, specific buyer pool. Above EGP 100 million, the audience for any given home may be a few dozen people in the country at that moment.
  • Longer timelines. Expect months, not weeks. A quick sale at this level usually means the price was too low.
  • Discretion matters. Many owners do not want a public listing, and many buyers prefer homes that are not publicly marketed.
  • Presentation carries more weight. At this level buyers are choosing between a handful of homes, and small deficiencies stand out.

Pricing: the decision that determines everything

The most expensive mistake in a luxury sale is starting too high “to leave room”. It does the opposite of what owners expect:

  1. The home attracts strong interest in the first two to three weeks, when it is new to the market.
  2. Overpriced, it generates viewings but no offers.
  3. After a month it becomes familiar. Buyers assume something is wrong with it.
  4. Reductions then read as weakness, and the eventual sale price is frequently below what a correct opening price would have achieved.

Price against completed sales of comparable homes in the same community — the same phase, similar position, similar plot. Asking prices of unsold neighbours tell you what other owners hope for, not what the market pays.

Preparing the home before it goes to market

The work done in the four weeks before listing has more effect on the final price than any negotiation afterwards.

  • Fix the small defects. Cracked tiles, failing lights, a gate that sticks. Buyers extrapolate: visible small problems suggest invisible large ones.
  • Deep clean and declutter. Especially the garden, the pool surround and the terraces — the spaces buyers photograph mentally.
  • Landscaping. A tired garden reduces the perceived value of the whole property.
  • Neutralise heavy personalisation. Distinctive architecture holds value; distinctive taste narrows the buyer pool.
  • Assemble the file before marketing: contract, payment receipts, maintenance clearance, utility accounts, and the developer’s handover documents.

Photography is not a detail

At this level, photography is the difference between a home that gets viewed and one that gets scrolled past. Professional images, shot at the right time of day, with the pool clean and the garden groomed. Video and floorplans for larger homes. This is the cheapest return on investment in the entire sale.

What to have ready before you sign anything

  1. Clear title and the complete ownership file.
  2. Developer clearance — confirmation that all instalments and fees are settled.
  3. Maintenance account settled, with a written clearance from the management company.
  4. Club membership status — whether it transfers with the unit.
  5. Any restriction on resale that survives from the original contract.

Gaps in this file are the single most common cause of a sale collapsing late. Fix them before marketing, not during negotiation.

Negotiating a prime sale

Price is one lever among several. In practice, a serious buyer will often accept your figure in exchange for terms — a longer completion, retained furniture, a specific handover date. Decide before offers arrive which of those you are willing to trade, and which you are not.

Be cautious of an offer far above the others. At this level it frequently indicates a buyer who has not verified their own funding, and it can cost you two months.

How long should it take?

For a well-priced, well-presented prime home in a liquid community, expect a period of months rather than weeks. Ultra-prime homes take longer, and should — you are waiting for the specific buyer for whom this house is right, not for the market in general.

If there is no serious interest after six weeks with good presentation, the issue is almost always price. Not the market, not the season.
