There is no compound that is best for everyone. There is a compound that is best for your budget, your school run and how long you intend to stay — and the honest way to find it is to judge on criteria, not on brochures.

The short answer
For maturity and resale liquidity, the established compounds around the Fifth Settlement remain the safest choice. For space per pound, look at the newer eastern phases. For families, let the school decide first and the compound second — it is the only sequence that works.
How we judge a compound
Six criteria, in the order that actually matters:
- Maturity. Is the landscaping grown in? Are the amenities open and operating, or promised? A compound looks completely different five years after handover than on launch day.
- Developer delivery record. Have their last three phases arrived on time? This predicts your handover better than anything in the contract.
- Position and plot ratio. How much of the masterplan is green space versus units? Density you can feel is density that hurts resale.
- School access. The single strongest driver of family demand — and therefore of resale liquidity.
- Resale depth. Are units actually changing hands, and at what relationship to launch pricing?
- Management quality. Visit on an ordinary weekday and look at the shared pools, the paintwork and the planting. That tells you what you will be paying maintenance for.

New Cairo’s advantage over every other Egyptian market is time. Twenty years of development means compounds where the trees are mature, the retail works, and residents have already forced the management company to fix what did not. You cannot buy that in a new masterplan at any price.
School density

Resale depth

- You pay for maturity. The same specification costs more here than in Sheikh Zayed or the New Capital.
- Plots are tighter than the western equivalents at comparable prices.
- Traffic pressure on the main arteries at peak is real. Drive your route at 8am before committing.
- The easy appreciation has happened. This is a market for steady holding, not for a quick re-rating.
How to choose between two compounds
When you are down to a shortlist, these five questions separate them quickly:
- What is the maintenance fee, and what was it three years ago? The trend reveals more than the number.
- Which phase is this unit in, and what is still unbuilt around it?
- Is the compound on the bus route of your school? This can outweigh five minutes of drive time.
- What are resale units in this compound actually selling for relative to launch pricing?
- How does a five-year-old phase by this developer look today? Go and see it.
