Buying Property in Egypt from Abroad: A Practical Guide
Buying Egyptian property from abroad is entirely workable — thousands of Egyptians overseas and foreign nationals do it every year. What separates a smooth purchase from a painful one is almost always the paperwork route, not the property.
The short answer
Most of the process can be handled remotely with a properly drafted power of attorney. Do three things and the rest follows: transfer funds through formal banking channels and keep every document, appoint an Egyptian lawyer who acts for you alone, and visit at least once before signing.
Can you buy? The honest position
Egyptian nationals living abroad can buy on the same basis as residents. Foreign nationals are generally permitted to own residential property in Egypt, subject to conditions that have historically covered the number of units, the size of land, and restrictions in certain strategic or agricultural areas. Getting money in — and out
This is the part that decides how easy your eventual exit will be, and it is routinely handled badly.
Transfer purchase funds through formal banking channels and retain every piece of documentation: the transfer receipts, the bank certificates, the contract, the payment schedule. This paper trail is what makes repatriating sale proceeds straightforward later. Buyers who pay informally to save on the exchange rate frequently regret it years afterwards.
Open an Egyptian bank account early. It simplifies instalments, utilities, maintenance fees and eventually rental income. Most banks can begin the process before you arrive.
Power of attorney: the practical route
A properly drafted power of attorney allows a trusted representative — usually your lawyer — to sign on your behalf. To be usable in Egypt it generally needs to be:
- Drafted to cover the specific acts required, not vaguely worded
- Executed at an Egyptian consulate in your country, or notarised and legalised locally
- Translated into Arabic by a certified translator
- Registered in Egypt as required

The one visit that matters
If you make a single trip, make it before signing — not at handover. Stand on the actual terrace. Walk from the gate to the unit. Drive the route to the nearest school or the beach. Video calls are excellent for eliminating options and unreliable for confirming one.
What to verify before any payment
- Developer licence and project approvals.
- Exact unit area and how it is measured — in writing.
- The finishing specification, item by item.
- Delivery date and the penalty if it is missed.
- Maintenance and club fees, and their escalation clause.
- Resale restrictions before delivery.
- For resale purchases: the seller’s title, and that all instalments and fees due to the developer are settled.
Managing the property while you are away
Decide before handover, not after. An empty coastal unit deteriorates faster than owners expect — salt air is unforgiving on paint, metal and equipment, and a home that sits unvisited for a year shows it.
Three options, in increasing order of cost and decreasing order of effort:
- A trusted local contact who checks the property periodically.
- A property management company handling maintenance, bills and access.
