011. Define the brief honestly

Budget including all costs, not just the headline price. Use case — living, holidaying, letting, or holding. Realistic holding period. Non-negotiables versus preferences. A precise brief is what makes a short, high-quality shortlist possible.

022. Shortlist and view

View at the time of day and season you would actually use the home. Walk the route from the gate to the unit. Check what is finished and operating versus promised. Photograph everything.

033. Verify before you commit

Confirm the developer’s licence and the project’s approvals, the exact unit area and how it is measured, the finishing specification, delivery date, maintenance and club fees, and any restriction on reselling.

For resale purchases, confirm the seller’s title and that all instalments and fees due to the developer are settled.

044. Negotiate the whole deal

Price is one lever. Payment schedule, finishing upgrades, maintenance-fee treatment, furniture, and delivery-delay penalties are all negotiable and frequently worth more than a small discount.

055. Contract and legal review

Appoint your own lawyer — not the seller’s. Have the reservation form and the contract reviewed before any payment. Keep every receipt and every written confirmation.

066. Delivery and handover

Inspect against the written specification, list every defect (a snag list) and agree the remedy in writing before final payment or acceptance. Register the unit properly and keep the file complete for the eventual resale.
