In an apartment you are buying the building as much as the unit. Floor, orientation, view protection and management quality decide value far more than the finish inside. A well-positioned apartment in a well-run building outperforms a larger one in a neglected building, permanently.
What makes an apartment genuinely luxury
- Floor and outlook. Higher floors with a protected view command permanent premiums. Ground floors with a garden are a different asset with a different buyer.
- Orientation. Which way the living space and balcony face determines whether the outdoor space is usable for eight months or two.
- Ceiling height and glazing. The two things that make an apartment feel like a home rather than a unit.
- Building management. The most underrated factor in Egyptian apartments and the one most visible five years later.
- Parking. Secure, allocated, and enough of it. In central Cairo this alone can decide a sale.
- Lift redundancy. One lift in a tall building is a genuine daily problem.

Zamalek and the Nile corniche
The classical tier. Pre-war buildings, Nile frontage, and a supply that is permanently fixed. Expect character, and budget for renovation and for the parking realities of the island.
New Cairo and the Fifth Settlement
Modern buildings inside managed compounds, with the widest school access in Egypt and the deepest resale market. The most dependable choice for families and for long-let rental income.
Maadi
Low-rise apartments on tree-lined streets with a long-established international community. The strongest long-let rental market in Cairo, and a genuine neighbourhood rather than a compound.
The New Administrative Capital
The most space and specification for the money, in towers with real skyline outlooks. Select on district and delivered infrastructure rather than on the masterplan.
The coast
Apartments and chalets in El Gouna and delivered North Coast towns are the strongest rental assets in the country — provided they are walkable to the water.

What to check before you buy
- The building, not just the unit. Visit the lobby, the stairwell and the basement. They reveal management quality instantly.
- What may be built on adjacent plots — especially if you are paying for a view.
- Exact area and how it is measured — whether balconies and shared areas are included varies enormously.
- Maintenance fee and what it was three years ago.
- Parking allocation, in writing.
- Sound insulation between units — ask about the specification.
The most common apartment mistake
Buying the largest apartment the budget allows, on a low floor, in a building nobody maintains. Floor, outlook and management are what hold value. Square metres in a tired building do not.
