New Cairo & the Fifth Settlement
Egypt’s most mature luxury market. Two decades of compound development means grown landscaping, functioning retail, and — critically — the deepest resale market in the country. When you sell, you are selling into an audience that already understands the address.
Strengths: unmatched school density, established compounds, strongest liquidity, the widest range of ultra-prime homes.
Trade-offs: premium pricing for the same specification, traffic pressure on the main arteries at peak hours, and plots that are generally tighter than the western equivalents.
Sheikh Zayed & New Zayed
The west bank’s answer, and increasingly its own destination rather than an alternative. Original Zayed offers maturity — tree cover, established communities, walkable pockets. New Zayed offers the newer masterplans, larger plots and more contemporary architecture.
Strengths: more land for your money, quicker access to Giza and the Alexandria road, and a calmer feel in the mature districts.
Trade-offs: a thinner ultra-prime tier, fewer international school options than New Cairo, and newer districts where amenities are still filling in.

Let the school decide
For families, this is not a tie-breaker — it is the decision. A twenty-minute school run in the wrong direction reshapes every weekday for a decade. Choose the school first, draw a realistic radius around it, then look at homes inside that circle. We have watched more buyers regret ignoring this than any other factor.
The commute test
Drive the route at 8am on a working day before you commit. Not at noon. Not on a Friday. Both markets have arteries that behave completely differently at peak, and a compound that feels close on a map can be forty minutes away when it matters.
What about resale?
New Cairo sells faster, particularly above EGP 100M, because the buyer pool for that tier is concentrated there. Sheikh Zayed resale is healthy but the ultra-prime audience is smaller. If exit speed is a priority, weight toward New Cairo.
