Budget alone tells you almost nothing. Fifty million pounds is an entry ticket in one market and a commanding position in another. Understanding that difference is the single most useful thing a buyer can learn before starting a search.

New Cairo & the Fifth Settlement

What it buys: a well-positioned townhouse or twin house in an established compound, or a standalone villa in a newer or peripheral phase.

What it does not buy: a standalone villa in the most sought-after mature compounds, where entry sits considerably higher.

The trade: you are paying for maturity, schools and liquidity. Expect less land than the same money buys elsewhere.

Sheikh Zayed & New Zayed

What it buys: a standalone villa with a genuine garden in a good masterplan, or a large twin house in a mature district.

The trade: more land and built-up area than New Cairo for the same money, in exchange for a slightly thinner ultra-prime resale market.

The North Coast

What it buys: a strong chalet in an established town, or a villa in a newer phase further from the water.

What it does not buy: front-row beachfront in the most established towns — that tier begins well above this budget.

The trade: position is everything here. A smaller unit closer to the sea will almost always outperform a larger one behind it, both in enjoyment and resale.

The New Administrative Capital

What it buys: the most space of any market on this list — a substantial villa in a green district, often with a payment plan attached.

The trade: a longer horizon and a market still establishing its resale patterns. Select on district and delivered infrastructure, not on brochure.

The Red Sea — El Gouna, Soma Bay, Sokhna

What it buys: a well-located apartment or small villa in an operating town, with genuine year-round rental potential.

The trade: smaller footprint than inland markets, but the strongest income story on this list thanks to an international audience and a season that never fully closes.

The mistake to avoid

Buyers routinely stretch to the largest property their budget allows, in the weakest location it allows. This is backwards. In every market on this list, a well-positioned smaller home has outperformed a poorly positioned larger one — on resale, on rental, and on how much the family actually enjoys it.

Before you decide

Model the total cost, not the headline price: maintenance and club fees, furnishing, and the running cost of a second home you may use ten weeks a year. A property that works on paper at purchase can be a burden by year three if these were never counted.
